It's interesting that the poster of Milan's B.S. degree in Accounting cannot say simply what year and what College. It sure is B.S. if you ask me, people shouldn't post stuff that they can't backup. It's typical of a Milan supporter.

At least his friend and supporter Menendez did graduate from a NJ college and received his law degree from Rutgers. He made his higher ed. college and yr of degree inf. 'public' many times in the newspapers so anyone could go and 'verify' it.

How about it Anselmo? What college and year of degree? Even if it was in Spain, it can be checked easily these days by computer. Today, there are many colleges and universities overseas that are accredated and their degrees accepted in the US.

MYTH:

Eminent domain is only used as a last resort.

This claim—made by nearly every official and planner considering eminent domain for private development—simply makes no sense. Actually filing for condemnation may be the last thing the government does, but its ability to do so is so ominous that the threat of eminent domain influences all “negotiations.” When present, the threat of eminent domain plays the most important role from the beginning of “negotiations.” Truly voluntary negotiation is impossible when one party has the power to get what it wants no matter what; if the government can take any property it wants, owners have no real power in negotiation.

When the government has all the power, cities can plan projects on the assumption that there is no need to incorporate existing homes or businesses because they can simply be taken. Cities often target poor and middle-class communities for condemnations, and government officials are well aware that people in these communities rarely have the financial means to fight eminent domain through the courts. With the threat of eminent domain always looming in the background, developers know that local officials can acquire almost any piece of land they choose—and many are all too willing to do so.

For example, in St. Louis, Mo., developer Jim Koman, in an attempt to acquire land to expand the shopping center he owns, said to the Wall Street Journal, “The question is, ‘Is it faster for me to buy this guy off, or quicker to go to court and condemn it.’”

Koman employs “hardball tactics” including the threat of eminent domain to acquire property from hesitant owners. The Journal reports, “He tells people who don’t want to settle that he will take them to court, where they will get much less than what he is offering. As he drives through a trailer park he is currently trying to buy out, he mocks the people who fight his efforts.”

When city officials say they will use eminent domain only if negotiations fail, it simply means they will use force to take people’s property against their will if they do not agree on a price. Eminent domain is not just abused when a person loses his home in court. It is also abused when a home or business owner sells under the threat of condemnation. In the latter case, to say that eminent domain has not been “used”—and was simply held back as a “last resort”—is to elevate semantics over both common sense and reality.

The only reason eminent domain is being used in the River Redevelopment Area is simply that the area included was vastly underused, outdated, or left abandoned for many years. Most of the industrial users moved out and the ownrs failed to update the properties. When studied in 1998 by HEYER GRUEL AND ASSOCIATES it was discovered that the majority of the properties were underutilized and or in various states of disrepair with very few exceptions. The Mayor and Council held public hearings followed by the Planning Board and finally the Mayor and Council in 1998, 1999, and 2000. The fact that no one came to these meetings to speak out against these properties being placed in thr Redevelopment Area allowed the designation to go forward. Now, years later some of the owners, who all had been notified of the hearings (along with the tenants), are coming forward. They are now opposed because they thought that the redevelopment would never occur because their properties were either too far gone or contaminated to build on. They were wrong and now regret not speaking up at the proper time. SHAME ON THEM!!!! They enabled their properties to be taken by emient domain, so get over it !!!

Right, meetings in secrete just like the Nazi party used to have, I have heard may people say they knew nothing of them. I did not. Last resort my A$S I know of people who have been threatened to loose their houses in the area of Washington school, no industrial land there so don't sell your your crap here it's nothing but BS, pure BS. Not one study has been done on the effects on traffic and the school system and there are no immediate plans to adjust the infrastructure which means the Schools, the roads and the police and fire will get worse and worse until the residence (Not the residence hiding behind a 30 year tax abatement) pay for it to be fixed. Has anyone thought how much the taxes are going to go up when the abbot district status gets lifted?

West Orange

769 Associates LLC owned a parcel of property in West Orange consisting of a medical office building and

its parking lot. This parcel is located between a main road and two large tracts of land owned by Nordan

Realty and Bel-Aire, both of which are private developers. In 1986, the Township planning board gave preliminary

approval for a 95-home subdivision on the Nordan site, and a 198-home subdivision on the Bel-

Aire site. The resolution provided access to the new subdivisions via Cedar Avenue, an existing but unimproved

gravel/dirt road that would have to be paved and outfitted with utility lines, sidewalks and drainage

sewers in order to meet local standards.

The Townships plan encountered heavy opposition from residents who lived close to the proposed road.

Bowing to this pressure, the Township determined that it should study an alternative means of access to

the two proposed subdivisions. The resulting study, presented in December 1991, recommended the construction

of a new roadway on land that included one half-acre of the 769 Associates property, passing

within several feet of the medical office building.

In July 1992, the Township entered into an agreement with Nordan Realty to implement the 1991 traffic

study. The agreement also provided that Nordan would negotiate with the adjoining property owners to

secure the necessary right-of-way access to its subdivision. If such negotiations failed, after a reasonable

time the Township was obligated to acquire the property through eminent domain, with Nordan reimbursing

the Township for all of its acquisition costs.

In January 1998, the Township began condemnation proceedings against the 769 Associates property.

The case wended its way through the courts. The trial court ruled that the Township could take the property.

The Appellate Division reversed the trial courts decision in July 2001, finding that the primary beneficiary

of the condemnation was the private developer, not the public.482 The New Jersey Supreme Court then

reversed that decision, holding that the case involved condemnation for a public road, and a public road is

a public use. Commenting on the 1998 Banin decision, the court held that pretextual condemnations were

still impermissible, but that this condemnation was not pretextual and therefore could go forward.483 The

Institute for Justice filed an amicus brief in the New Jersey Supreme Court in support of 769 Associates.

The houses by the schol are not in the River Redevelopment area, which my coments were limited to, that is if you passed reading comprehension in school (evidently you didn't). There have been several traffic studies in the R. R. area, and thrier continue to be with the application of the Stadium pending before the Planning Board currently. The Planning Board actually hired their own traffic consultant (who is being paid by the applicant) so that the traffic survey is reviewed by at least three traffic experts, prior to them hearing the case. The meeting of both the Mayor and Council and Planning Board were publiczed and went on for at least a year to 18 months! This was not done in the dark, as you suggest, just because you didn't know. Apparently you don't know too mugh of thr truth. Do you make this stuff up as you go along or are you just ignorant?

Reading comprehension huh dumb nuts, looks like that's about the only word you spelled correctly in your post. I think it is obvious the Washington school district is a different area but how many different areas in a mile square town do you get when your selling every possible tract of land to line pockets. I would have thought that maybe you were a college educated shmuck from the fart factory but we can rule that out based on your spelling. You site a lot of what are supposed to be facts but how come nobody in town knows of any of this? well any body but you.

Not done in the dark most municipalities put items to vote, they usually don't have a gaggle of councilmen who owe their employment or some family members employment to the greater evil (I'm sure you do as well). How does the planning board publicize whisper in a few ears. I have been to meetings and seen what happens when people ask questions they don't like. If your going to try to impress people by purporting to know the answers to the magic bullet theory of urban design you could at least learn to spell Einstein.

Because English is my second language.  Because McDonough is corrupt (on the take from the developers) or dumb.  Why else would he support giving via a bond 40 million dollars to billionaire owners of the Metrostars/Red Bulls without any naming rights, ticket revenue, concession stand revenue.  Millan is getting his point across: this town is going in the wrong direction, opportunities are being missed.  McDonough attacked Millan because Millan would not be bought off. Millan has the experience, integrity, stamina and moral character to make the Town of Harrison a better place to live.  McDonough couldn't even figure out his best friend Tansky was stealing $30,000 per month in quarters.  Or worse he figured it out or told him to steal the quarters so he could buy his shore house.  Millan may have an accent but he's the man for the job.

If memory serves me right, wasn't Mr. Millan Commissioner of the Street Dept. at the same time Mr. Tanksi was taking the quarters? If so, why didn't he catch him? If he is so intelligent and full of integrity why didn't he see who was taking the quarters? Maybe he was also going to AC with some of the quarters??? See I guess anyone could have been fooled - right Mr. Milan??????"

Wrong. During Millan's stint as Commissioner of the Street Department the revenues went up. Millan had parking meter collections going directly to the bank. McCorrupt had him removed the following year and the quarters went back to being delivered to the town garage for distribution. McCorrupt has said a lot of false statements about Millan and the Harrison Fest. But the truth is that Millan is a straight as they come. McCorrupt isn't smart enough to fold his cards and leave before the Feds indict him.

The courses Mr. Millan had taken has been taken by all new incomming elected public  officials , it is a requirement that all have to and have complied with, this is not an elective choice it is mandatory,  so get your head out of you a$$ and reliese that  your father in law is no special person going above the call of duty , evendently he must have missed some classes because it shows in his eneptness of being a good councilman , because as you know he was beat by a reletivily unknow by a large vote,  so before you put your foot in your mouth again , please do research and verify your statements , get back on the small bus........

You have got to be kidding???? you mean to tell me those asswipes from PVSC have taken these courses??? Get real... They don't know anything about government, or political offices, all they know is how to kiss the right BUTTS!!!!!!!!

Say what you will at least I have a life, while I don't know the majac bullet theory of urban design; I do know the truth! Redevelopment will help put Harrison back on the map. Why is it important to you to put Harrison on the map? What was wrong with the Harrison we all grew up in? If you don't like the Harrison we all knew and loved why do you stay here? Do you think a stadium and more housing will give you a better way of life?

Your typing is only flawed more by your logic, Your correct you and the rest of the evil that be made these lies up a while ago. Your points are baseless and without merit, all of them. You know as do the people of Harrison that redevelopment could help the town, we all know this but the only people (and I'm sure now you are one of them) who will benefit from this in the long run are the people hiding behind closed doors and making agreements to the best player for their own advancements. Or to put it more frankly the current government doing what they know best, paying them selves and billionaire developers who will pay them. Harrison has had the same rule for far too long and they have done nothing but S**K it dry and give the proceeds to the bags or crap that managed it and the cronies they put in jobs that exceed even the most corrupt machines in this area. You know this to be true as do the people of this town they just need to express it on the 7th.

What goes around comes around huh? I'll see Huh, And I'm glad to see you still think I'm Beautiful and an A-Hole too well glad to see your so mature, I guess you’re a little board at the fart factory to be posting at 3 PM. Isn't that right there Socrates do you get extra credit for the lame way you try to insult people on this board, kind of extra points to the hours you spend here circulating the useless lies that are intended to help fill Harrisons current governments pockets?

You don’t have to answer, I think the answer is obvious. Now you did manage to spell it appears everything correctly in your latest post there Socrates but it does look like your next lesson should be sentence formation. I.E. "because you and you pals will all be saying goodbye" I will guess you mean that the people running against the incumbents are my friends and they are going to loose this election on the 7th. Well that is interesting because I'm sure in your little financially motivated goldfish brain that is all that counts. Well that is very good Socrates you keep feeling that way. But you should also know that I don’t necessarily disagree with you, the sheep in this town are so afraid of change that I do fear that the majority will pull the lever in the B column, but there is always a chance. I mean look at you, it seems you can actually spell now. In regard to your use of the phrase "you pals" I assume you mean "your pals" isn't that right there Socrates? But the truth be told I don’t really know them. I will however say that regardless of what happens this election the die has been cast people are looking and asking questions on a much more regular basis then the last century, the tide is changing (excuse the pun). As far as I am concerned they are trying to change Harrison for the better so they are Pals of Harrison, if not they will be voted out the next election. Socrates whether you like it or not and maybe it will be in a couple of days or maybe we will have to wait until a few more B column regulars pass on, loose there home to eminent domain or finally become fed up with the taxes that keep getting raised and ignore the loyalty they feel they owe this government because of some perceived political favor back in the Rogers days. Who knows? What I do know is that no one is going to say goodbye no one is going to hide, this may be only the first battle on the road to freeing Harrison from the current self serving oppressive regime but it is a battle that has been taken. Some of us will watch and let people know when people like you Socrates set's the facts incorrectly, when you fill these postings with your horrible lies and spelling. Just understand we will be there and sooner or later the tide will fully change fish brain I just kind of hope it's before you Socrates get to build your mansion down the Jersey shore. So once again Socrates you have a nice day and we'll see you on the 7th.

Please note: I would like to apologies to the real Socrates for comparing this fish brain poster to the great Greek philosopher.
